Commercial only

We only clean places where people work

No houses, no apartments, no weekend side work. A commercial building runs on different hours, different equipment and a different standard of proof, and doing one thing has made us better at it than we were when we tried to do both.

The difference

Why buildings keep changing cleaning companies

Every facility manager we meet has the same four stories, and none of them are about somebody being lazy. They are about how the arrangement was set up on day one.

How it usually goes

The price came off a spreadsheet

A number produced from square footage and an average, without anyone walking the building. The scope then gets quietly trimmed until it fits the number that was already quoted.

New faces every few weeks

Turnover is the industry norm, so the people in your building on Thursday have never seen it before. They clean a generic building instead of yours, and the standard resets every time.

Nothing is ever written down

With no signed record, a missed restroom becomes your word against theirs. The conversation goes nowhere, it happens again in three weeks, and eventually you stop bothering to raise it.

You reach an office, not a person

The rep who sold the contract cannot fix Tuesday night, and the message takes until Friday to reach somebody who can. By then the problem has repeated twice.

How we set it up instead

The owner walks your building before anything is quoted

Iasmyn prices every account in person. The scope is written from what is actually in your space, floor by floor, not from a plan and a rate per square foot.

A checklist gets signed every single visit

Each area on your scope is initialed and dated the night it is done, and the sheet stays in your building. You never have to take our word for what happened after you left.

Licensed and insured, with the certificate in your name

General liability in force before the first visit, and a certificate of insurance issued to your building or your management company on request.

The same crew holds your access

A fixed crew is assigned to your address and stays there. Keys, codes and alarm procedure live in one written record instead of in somebody's memory.

How it works

From the first call to a program that runs without you

Six steps. You are only needed for the first two, and the walkthrough is the longest thirty minutes you will spend on this.

01

You call or send the form

Tell us the type of building, roughly how big it is and what is going wrong now. That is enough for us to know whether we are the right fit, and we will say so if we are not.

02

We walk the building with you

Free, usually thirty to sixty minutes, at a time that suits you. We go through it area by area, look at the floors, the restrooms and the traffic, and ask what has been failing.

03

You get the scope and the price in writing

A document listing every area, every task and the frequency, with one flat price. Usually within one business day of the walkthrough. Nothing on it is implied.

04

We set up access and the schedule

Keys, codes, alarm procedure, insurance certificate and arrival window all agreed and written down before the first visit, not improvised on the night.

05

The first visit resets the building

Most accounts start with a deep clean so the routine program has a real baseline to hold. If your building genuinely does not need one, we will tell you and skip it.

06

Monthly walkthrough, and the sheet stays in the building

Every visit is signed off on the checklist. Once a month we walk the building with you again and adjust the scope, because buildings change and a scope written in March is usually wrong by October.

Services

What goes on the scope

Most buildings run a recurring janitorial program with two or three of these attached to it. The rest exist because a build, a move or an inspection changes what the job is that month.

Industries

The buildings we know

Twelve settings, each with its own protocol, its own hours and its own way of failing. Find the one that looks like yours.

Medical Offices and Clinics

Waiting rooms, exam rooms and treatment areas cleaned on a written protocol, with disinfection logged by area and date.

Details

Dental Offices

Operatories, sterilization areas and reception cleaned around a practice where patients look at the ceiling for an hour.

Details

Schools and Daycares

Classrooms, corridors, cafeterias and restrooms on a schedule that fits the school day and survives February.

Details

Churches and Places of Worship

Sanctuaries, halls and classrooms turned around between services and events, by people who treat the space as a space.

Details

Law and Professional Offices

Quiet, discreet evening service for offices where confidential paper sits on desks and clients judge the conference room.

Details

Banks and Credit Unions

Branch lobbies, teller lines and ATM vestibules kept immaculate under security procedures that are followed to the letter.

Details

Retail Stores

Sales floors, fitting rooms and glass cleaned before opening, so the first customer sees the store at its best.

Details

Restaurants and Cafes

Front of house and back of house cleaned overnight, on a scope written with your inspection checklist in hand.

Details

Gyms and Fitness Studios

Equipment, mats, locker rooms and showers cleaned and disinfected properly, because a gym is a shared skin surface.

Details

Labs and Biotech Offices

The office, corridor and common areas around your lab space, cleaned by people briefed on where the line is.

Details

Warehouses and Light Industrial

Large floors scrubbed with a machine, offices and restrooms held to an office standard, safety lines kept visible.

Details

Property Management and Common Areas

Lobbies, corridors, stairwells, laundry and trash rooms across a portfolio, on one schedule with one contact.

What licensed and insured actually gets you

Everyone writes those two words on a van. They are worth something only when somebody can produce the paperwork on the day your property manager asks for it.

  • General liability insurance in force before the first visit
  • Certificate of insurance issued to your building or management company
  • Whatever wording your lease or your landlord requires, handled by us
  • Every crew member background checked before holding a key or a code
  • Keys, codes and alarm procedure recorded in one written file
  • A named contact who answers a phone, not a ticket queue

FAQ

Questions facility managers ask us

If what you need to know is not here, call and ask. We would rather tell you we are the wrong fit than sell you a program you do not need.

Do you clean houses as well?

No. We are commercial only and we intend to stay that way. Residential and commercial are different jobs with different equipment, different hours and different training, and companies that try to do both usually run one of them as a sideline. Offices, medical and dental practices, schools, places of worship, retail, restaurants, gyms and industrial space are what we do.

Are you licensed and insured?

Yes, both. General liability insurance is in force and a certificate of insurance can be issued to your building or management company, with whatever wording your lease requires. Send us the requirement and we will have it issued rather than making you chase it.

How do you price the work?

One flat price per visit or per month, quoted after a free walkthrough of your actual building. Never by the hour. Hourly billing pays a company to work slowly and gives you nothing to check the invoice against. Your price is held for twelve months from the start date.

What hours do you work?

Most of our work happens after your team leaves, in the evening, overnight or before opening. That is the only way a building can be cleaned properly. Day porter coverage runs during business hours, and weekend work is normal for deep cleans and floor programs.

Is there a contract?

Nightly and weekly programs are usually twelve months, because staffing and equipment get committed to your building. Every agreement carries a thirty day exit clause. One time work such as a deep clean, a post construction clean or a move out has no ongoing commitment at all.

Who actually comes into our building?

A fixed crew assigned to your address. Everyone is background checked before they are trusted with a key, a code or a badge. If somebody on your crew is out, you are told who is covering rather than finding a stranger in the building.

Tell us about the building

It costs nothing and there is no pitch at the end of it. We go through the building, ask what keeps going wrong, write it down, and leave you with a real number to think about.

  • We come to the building, at no cost and with nothing to sign
  • A written scope area by area, not a verbal promise
  • One flat price per visit or per month, never billed by the hour
  • Certificate of insurance issued to your building on request
  • The same crew held to your address, background checked
  • Thirty day exit clause in every recurring agreement

First, what brings you here?

No spam and nothing sold on. Your details are used to quote this building and nothing else. Sending this is a request, not a booking, and we confirm with you first.

Thirty minutes in your building and you get a scope in writing.

No charge and no pressure. We go through the floors, the restrooms and the traffic, then put a task list and one flat figure in writing.
